Selling Your Commercial Property? Here’s How to Keep It Marketable

The problem is, not everyone is going to understand that the way you do, so you’ll need to ensure that while your property is for sale, you’re doing everything in your power to keep it marketable.

At a time when you’re probably doing one thousand different jobs in order to make sure the property is kept up, is being toured, is getting the real-estate action it should, etc., the last thing you need is to scramble to come up with ways to keep your for-sale property marketable.

Never Forget Curb Appeal

Curb appeal. Curb appeal. Curb appeal. We’d shout it from the rooftops, if we could (but then, we doubt you’d want to hire us if you saw us standing on your neighbor’s roof shouting about curb appeal). A lot of sellers underestimate the appoint of curb appeal during the selling process – so much so that they ignore it entirely. In our opinion, that’s a fatal mistake.

Properties (usually) aren’t going to sell overnight, so it’s important that you’re keeping up with the landscaping tips, tricks, and relevant trends of the seasons – otherwise, you’re liable to be stuck with a dated, out-of-style, scraggly landscape, and trust us, that’s not going to do you any favors.

Try to remember what matters most, like your front entrance or your signage. Remember, this is often the first impression people are going to get when people view your property, so it matters how it looks. Try to keep up with your landscape’s walkways, flowers, shrubs, and wow-factor. Additionally, remember you need to keep up with the seasonal changes, so if your signage is surrounded by beautiful flowers, make sure those flowers are always healthy and in-season.

Try to keep up with the latest trends so you can avoid an out-of-style look, too! Try planting native plants, spicing up your parking lot, or making an investment in new technology to help better keep your landscape up-to-date (it’s a selling point, trust us).

Make sure you’re not skimping on features, either. A beautiful string of well-placed lights, a fountain, or beautiful tropical flora and fauna can work wonders, too!

Go Green, Y’all

We know what you’re probably thinking (“not the go green talk again”) but just hear us out. Aside form the fact that working toward a sustainable landscape is beneficial for the environment, it’s also a huge selling point in the market these days. Whether you’re taking a look at water usage (collecting rainwater, permeable technology, smart irrigation, etc.), solar panels for power, or LED landscape lighting, just including these sustainable features could do wonders for your selling power. People love to hear that a property cares about the environment, and more than that, they’d love to buy a property with all of these features, so they can simply inherit the environmental efforts.

Forget Maintenance? No Way!

It’s easy to focus all your attention on the everyday dealing of attempting to sell your property – meetings with the real-estate agents, tours with prospective buyers, cleaning up the inside of the commercial property, etc.

But aren’t you forgetting something? The landscape! Just because you’re in the process of selling your property doesn’t mean that you can just up and forget about regular maintenance for your property! If you’ve got a scraggly-looking, disheveled, overgrown mess of a landscape, do you honestly think you’re going to attract buyers to your property? Personally, (and maybe we’re a little biased here, but) we don’t care how beautiful a building is, if the surrounding landscape is a total mess, we’re likely going to be  a lot less interested in checking it out.

A meticulously cared for landscape makes all the difference in the world when it comes to appearance, but more than that, it sends a message to future buyers that you care about your property — the condition of the outside is certainly going to bode for the condition of the inside.
